Avaya has subleased entire Westminster (CO) location

Avaya just announced that it has subleased the entire Westminster (Colorado) 1300 building.

Under the agreement Avaya needs to be out of the building by the end of FY 2014.

Interesting since they just moved most of the Highlands Ranch facility there. Where will everyone go?

Does Avaya have any R&D or tech support left? Or was all that development of new products and supporting customers just too hard on the bottom line?

According to a company announcement Wednesday morning, shortly after DigitalGlobe signed a non-binding letter of intent in August with a developer to build a new headquarters in Broomfield, the company received an unsolicited offer to lease an existing building near Interstate 25 and 120th Avenue in Westminster.

After that offer came in, the company went through a financial review with its real estate adviser, Cresa Denver, and after further due diligence that included analyzing the engineering, safety and adaptability of the existing building, it signed a 15-year lease with the building's owner.


It looks like Avaya heard about Digital Globe moving to Broomfield and made an unsolicited offer to DG.

The building design with that huge fake satellite looking thing looks totally appropriate for a satellite company.

Anyone else find the term 'subleased' a little strange.

That term is usually used when a person who is leasing a piece of property leases it to someone else.

Does Avaya not own the building in Westminster and instead leasing it from someone else?

I remember when Avaya split from Lucent, that Lucent retained the buildings at Highlands Ranch and leased space to Avaya. Maybe they had the same arrangement in Westminster? Avaya was the majority tenant in both complexes at that time and I remember being pretty upset that Lucent was keeping the real estate assets that our labor had paid and was paying for.

Adams County says Avaya owns the building and the value of the building is $12,495,485.00

Dave, good research! So then Silver Lake must be doing some kind of paperwork shuffling where they are leasing the property to themselves and that would explain the "sublet" language. The other very real possibility is that the news report using "sublet" is simply wrong.
